Game On: Richmind and Zaha Hadid Architects Redefine Waterfront Living on Al Marjan Island

While all eyes remain on Dubai, Ras Al Khaimah is quickly emerging as the UAE’s next luxury hotspot. With global entertainment brands setting up shop and the region’s architectural icons staking their claim, Al Marjan Island is not a destination to taken lightly. And if there was any doubt about the scale of transformation underway, premium developer Richmind’s grand debut just made it loud and clear - this is just the beginning of something big.

At a grand opening hosted inside Dubai’s Coca-Cola Arena, Richmind unveiled ‘Oystra’, its first flagship residential project in the region. Designed by the iconic Zaha Hadid Architects (ZHA) and overlooking the Arabian Gulf, Oystra presents a sculptural statement of intent. And with a future pipeline exceeding USD 1 billion, Richmind is clearly playing for legacy, not just headlines.

But let’s talk about the launch first, which was far from just another unveiling. Global music sensation Craig David took the stage, delivering his all-time hits to a charged-up audience, while local Nigerian artist Edenojie - winner of Richmind’s “Sing Your Way to 30K” radio competition,  opened the night with soulful original music. Richmind though new to the region, is here to play big, not just unveiling a development, but introducing a creative vision, one that supports talent and celebrates the community.

“Oystra is a jewel in our development portfolio and so much more than just a project — it is a statement of intent, design, and pure marvel,” said Mohammad Rafiee, CEO of Richmind, addressing an audience of real estate power players and design dignitaries.

Situated on Al Marjan Island, Oystra offers a mix of one- to four-bedroom residences, including exclusive penthouses, duplexes, and beachfront villas, all crafted to take full advantage of the Gulf’s uninterrupted views. But it’s not just what’s inside that counts, Oystra is imagined as a fully immersive lifestyle experience.

At its heart is a 150-metre crystal lagoon and private shoreline, anchored by a signature beach club known for its ultra-premium service. Soaring above it all will be the emirate’s first 360-degree infinity pool, crowning the tower and surrounding a world-class dining and lounge concept. Other amenities include paddle courts, golf simulators, pet-friendly parks, wellness pavilions, landscaped greens, and a five-star concierge team to tie it all together.

“It’s a fusion of form, function, and freedom,” explained Christos Passas, Director of Design at Zaha Hadid Architects. “Our design for Oystra responds to its environment with a sense of motion and openness that hasn’t been seen before in Ras Al Khaimah.”

This attention to detail extends to every aspect of the project. Interior design by HBA, architecture support from Dewan, and landscaping by Cracknell ensure that each element of Oystra meets the gold standard in design excellence. Residences start at AED 2.9 million, with a handover scheduled for Q1 2029 — setting the tone for long-term investment, not instant gratification.

And while Oystra may be Richmind’s UAE debut, the company comes with deep international roots — a flagship vertical of Richmind Holding, a diversified group with interests across Europe and the Middle East in real estate, healthcare, hospitality, and trade.

As Architect Abdulla Al Abdouli, CEO of Marjan, summed it up: “Oystra reflects the kind of forward-thinking development that aligns perfectly with our ambition to position Ras Al Khaimah as a global destination for tourism, luxury, and investment.”

With this high-octane launch, Richmind has done more than reveal a building — it’s planted a flag. In a market that’s already brimming with ambition, Oystra dares to stand apart — as an architectural icon, a cultural beacon, and a glimpse into what the future of luxury living could really look like on Al Marjan Island.
